How to Prepare for a Loan Signing Appointment

Whether it's a refinance or a purchase closing, a loan signing appointment moves faster — and feels a lot less stressful — when you walk in prepared. Here's what to have ready before a signing agent arrives.

Valid, unexpired photo ID

Bring a government-issued photo ID: a driver's license, state ID, or passport. The name on your ID needs to match the name on the loan documents. If you've recently changed your name and your ID doesn't reflect it yet, mention this when you schedule — it can usually be worked around, but it's better to flag it in advance.

Everyone on the loan needs to be present

If more than one person is named on the loan or the title, every one of them typically needs to sign — and each person needs their own valid ID. Confirm ahead of time who needs to be at the table.

A certified check, if one is required

Some closings require funds to be brought to the signing, usually in the form of a certified or cashier's check made out to a specific party. Your lender or title company will tell you the exact amount and payee in advance — don't guess, and don't bring a personal check unless you've confirmed it's accepted.

A quiet, well-lit space to sign

Loan packages run long — often 100-plus pages with dozens of initialing points. A clear table, decent lighting, and minimal distractions make the appointment go noticeably faster for everyone involved.

Time — more than you'd expect

Set aside a genuine hour, even if you expect it to go faster. Rushing through a loan signing is how initials get missed and pages get skipped, which can delay the loan from funding on schedule.

Questions about the numbers, asked before signing day

A notary signing agent can witness your signature and confirm your identity, but can't give legal or financial advice about the terms of your loan. If something on your closing disclosure looks different than expected, call your lender before the appointment — not during it.
